Leasing FAQ's

  • What options are available if A/C in the warehouse is needed?
    • Air Conditioning in the warehouse is available. The rate would have an annual increase of $1.25 for a 36 month lease or an annual increase of $.90 for a 60 month lease. Sunwest Commerce Center will handle the necessary repairs and maintenance of the air conditioning unit.
  • How many parking spots are allocated for my unit?
      • Each tenant is allotted 9 non-exclusive parking spots by right. The land development code states: for every 250 sqft of office space 1 spot is required; 1 spot required for every 600 sqft of warehouse space; and 1 spot required for every 1200 sqft of dead storage.
  • Are racking systems allowed in the warehouse?
      • Yes, although the racks are not able to exceed a height of 12’ 6” high and there must be a clear path to the means of egress at all times.
  • What is NNN or triple net?
      • NNN or Triple net means that all operating expenses will be passed through to the tenant. A lease agreement on a property where the tenant or lessee agrees to pay all real estate taxes, building insurance, and maintenance (the three “Nets”) on the property in addition to any normal fees that are expected under the agreement (rent, utilities, etc.)
  • How big of a sign can be placed on the outside of the building for a business?
      • Size of signs at I-75 are based on the width of the bay. Each sign can have one (1) square foot for each linear foot of unit or bay space. However, signs must get association approval.
  • Are fleet vehicles able to be parked onsite?
      • Each tenant is allotted the 9 non-exclusive parking spots. Large commercial vehicles would also need association approval to be parked during regular business hours.
  • What is Flex Space?
      • Flex space is warehousing that has the ability to have office space incorporated into it.
  • What is CAM and what does it include?
      • CAM stands for Common Area Maintenance. Examples of what CAM fees cover would be landscaping maintenance of the property, roof repairs, sewer and trash services, cleaning of sidewalks, etc.
  • What are the heights of the ceilings in the warehouse?
      • Clear ceiling height is at 18’6”.
